Garage, estate and move-out cleanouts
Home Cleanout Dumpster Rental
Most whole-house cleanouts fit a 20-yard dumpster with 3 tons and 7 days included, and a two-car garage fits a 15-yard. Mattresses, tires and Freon appliances are $50 each. Wooden boards go under the rails to protect your driveway.
What size dumpster for a house cleanout?
Most whole-house cleanouts fit a 20-yard dumpster, about 7 to 9 pickup loads with 3 tons included. A garage fits a 15-yard. A full estate with furniture in every room fits a 30-yard. Household junk is bulky and light, so space runs out before weight.
Will furniture and junk go over the weight limit?
Household junk rarely goes over the weight limit, because furniture, boxes and clothes fill space long before they add up to tons. The heavy exceptions are books, paper files, wet carpet, exercise weights and old tube TVs. Keep those low in the load and count them toward the included tons.
Mattresses, appliances and tires in a cleanout
Mattresses, automotive tires and appliances with Freon go in for $50 each, because the landfill processes them separately. Refrigerant must be recovered before an appliance is scrapped under EPA rules. Tell us the count when you book so it is on your quote.
Rule: EPA 40 CFR 82.155. Paint, chemicals and batteries are not allowed; see what you can put in a dumpster.
Where the dumpster goes
For a cleanout the dumpster usually goes in the driveway, near the garage or front door. Boards go under the rails to protect the driveway. If you live in an HOA community, check its rule on how many days a dumpster can sit in the driveway.
- Driveway protection: our drivers set wooden boards under the steel rails so the container does not crack or scratch concrete or asphalt.
- Truck access: the roll-off truck typically needs about 60 ft of straight approach and about 23 ft of overhead clearance from wires and branches.
- Street placement: a container on a public street or right-of-way usually needs a city permit. Your city page links the official rule.
- You don't need to be home: the driver texts or calls 20 to 30 minutes before arrival. If the drop spot is clear, the drop goes ahead.
Blocked access (parked cars, low wires, a locked gate) means a $125 trip fee. More in dumpster placement and driveway care.
Dumpster or junk removal for a cleanout?
A dumpster costs less when you can load it yourself over several days. Junk removal costs more but includes the labor, and it wins for a few heavy items or when nobody can lift. Compare both in our dumpster vs junk removal guide.
How your final bill is worked out
A cleanout bill is the quoted rental plus $50 for each mattress, tire or Freon appliance, and any weight over the included tons. The certified scale ticket comes with the final invoice 3 to 5 business days after pickup.

Questions renters ask
Can I put a couch in a dumpster?
Couches, chairs, tables, dressers and bed frames all go in a cleanout dumpster with no extra fee. Mattresses and box springs are the exception at $50 each. Break furniture down where you can to fit more.
How many days do I get for a cleanout?
Every rental includes 7 days. Estate cleanouts that need more time can keep the dumpster for $25 per extra day. Call before day 7 ends to extend.
Can a dumpster go on my lawn?
A dumpster on a lawn can sink and rut the grass, especially after rain, so a driveway or other paved surface is better. If the only spot is grass, tell us when you book so we can plan the placement.
Can my neighbors throw things in my dumpster?
Anything a neighbor adds counts toward your weight and could include banned items. Keep the dumpster in view, cover it with a tarp overnight, and load it as you go.
